The renown builder, S&S construction, built Village Estates 2 in the later part of the 1970's. Located south of Westminster Boulevard and east of Bolsa Chica Road, these two small enclaves of distinctive homes are uniquely recognizable by mostly red concrete tile roofs and three-car garages. This prime subdivision consists of six floorplans, two single story plans and four two and tri-level floorplans. Although the homes in this subdivision may appear similar to the Village Estates 1, the floorplans are quite different. All homes feature lathe & plaster construction and copper plumbing. Most homes have three-car garages and the single story floorplan, the Devon, also has a three-car garage.

Five out of the six floorplans feature dramatic vaulted ceilings in both the living and dining rooms. Two models, The Windsor and The Raleigh are tri-level plans. Both of these floorplans feature bedrooms downstairs and three-quarter bathrooms. Both The Tudor and The Hanover models have large bonus rooms over the garage. Homes range in square footage from approximately 1,500 to 3,000. Over the years, many homes in this prestigious neighborhood have been remodeled and expanded. Each home is unique and wonderful.
